At Jericho General Contractors, we took charge of the Multifamily Envelope Repair Project, delivering a complete renovation from start to finish. The project involved upgrading the balconies and soffits of a 4-level building, which houses 28 suites, to meet the required 1-hour Fire Resistance Rating (FRR), following the 2019 Vancouver Building Bylaw (VBBL). This crucial upgrade featured the installation of an M2 membrane finish , providing enhanced safety and durability to the building’s envelope.
 
Complete Project Management: From Inception to Completion
Our involvement began at the project’s inception, following the start of our contract with the client. We began by retrieving the building drawings from the city. Collaborating closely with consultants, we ensured that all technical and structural elements were meticulously planned and integrated with the building’s existing architecture. This proactive approach allowed us to anticipate and address potential challenges before construction began, ensuring a smooth process.
Additionally, we managed all permits and approvals, expertly navigating the often-complex regulatory environment to meet all requirements promptly. This crucial step was essential in preventing any delays.
 
Phased Execution for Minimal Disruption
Understanding the needs of the building’s residents, we carefully planned the work in two phases. This phased approach allowed us to carry out extensive repairs while minimizing disruption to daily life in the building. Each phase was executed with precision, ensuring that safety and convenience were maintained throughout the project’s duration.
The two-phase strategy also enabled us to maintain a steady workflow, addressing each section of the building in a way that allowed residents to continue their normal routines with minimal inconvenience.
 
Upgrading Balconies and Soffits to 1 HR FRR
A key part of this renovation involved upgrading all balconies and soffits to meet the 1-hour Fire Resistance Rating (FRR). Our team installed two layers of 5/8″ DensGlass, followed by Hardie panels, and completed the work with a high-quality paint finish on all balconies and soffits.
Another aspect of the project focused on improving ventilation. We supplied and installed 136 puck vents, placing them in every joist cavity to ensure proper airflow throughout the structure. Additionally, we managed the supply and installation of 520 linear feet of metal flashing on the balcony fascia board, designed by the envelope engineer. This flashing not only provides critical waterproofing but also adds a sleek finish to the building’s exterior, enhancing both function and appearance.
